This is a case, put on by staff, flying in from a foreign country, to assume identity of a property management - with help of a concierge service's email letter.
                                                                        

Plaintiff is blocking defendant to get an inventory box with PROOF of property ownership, behind a wall of plywood in the closet of 6769-05 Yucca st, Hollywood, 90028.
The closet door leads to a 2nd Studio apt.without windows, with entrance from the backside.

                                                                          

The button is Evict123.com by Dennis Block, which client Z & A INC ACA CORP. delivers SUMMONS, 7 days too late for the defendant to respond. Plaintiff took over the phone-lines and emails from their own lawyer, before.

Z & A INC ACA CORP. never shows up at court hearings, because they entered US illegally.

The real Z & A Associates is a private company inside LA WATER & POWER, and is still paying electricity for 6755-6773 Yucca st, 90028.


How it all started;
The 26th May 2023 RSO, Rent Stabilization and LA Mayor Karen Bass sent out a letter, which stated an over-payment of $491 per month for a Studio apt. and $291 of overpayment for a One bedroom apt. at 6769 Yucca st, 90028.
The leases were rigged for the Studio, to pay the One bedroom since June 2014.

The RSO letter explained LBPM Management had 30 days to return overpaid rent or have the renter STOP paying rent - to deduct over-payment.

Nothing happened, until
Oct.1 2024, when LBPM new portfolio supervisor  Giovanni  Sigaran said the Rent Stabilization's letter was "A Human Error" and told me "If you follow order from RSOs letter, I will file a court-number" - which happened Jan.4 2025.
Giovanni assumed identity of former LBPM portfolio supervisor Sigaran in Dec 23.2023, with help of a LBPM concierge's email letter.

Giovanni "Sigaran" has the word CALF written in the box of his father, in his Syrian passport - which gives symptoms of down-syndrome.

March 6 2025, Hollywood Sheriff, 90028, said court-number 24STUD14989, needs to be followed by a WIN and LOSE number to be valid as an eviction number at local Sheriff. (Sheriff has to be the same zipcode as the property)
Plaintiff and defendant need to talk infront of a judge, to get the WIN or LOSE number, attached to the court-number.
Otherwise the court-number becomes a pending number forever.

24STUD14989 is still a pending number because the plaintiff Z & A INC ACA CORP in Encino, 91316 is only a MAILBOX, to leasing office LBPM Management.
LBPM switched the rent checks recipient from Z & A Associates to pay LBPM Management instead, starting November 2023.

The real owner, Z & A Associates, Hillpark dr LA, 90068, are builders since 60s, that built on LAND, they own. They own the LAND of the Hillpark drive garage, before the apartments were built in 1966.

The name Z & A comes from importing oil from ZIRA Island for their own private electricity company inside LA Water & Power, for 300 units.

The real Z & A Associates is registered as an importing oil company at UAE Consulate LA (United Arab Emirates)
The UAE Consulate LA has a guard with k-pist, outside their consulate door, with a sign that read,
"UAE countries are working with oil-import, and an applicant for oil business needs to verify identity, with more than one passport.
All passport documentations for black Africans born in UAE countries,  please go to your African State Consulate".

Former Z & A manager Ruben Ostlund (born 1893 - died 1997) was a builder, who still owns the LAND of 6761-6762-6763-6764 Yucca st, 90028 - which numbers changed to 6755 Yucca st, 90028 and 6759 Yucca st, 90028 - and now in possession by Z & A, INC, ACA CORP. to collect rent illegally.
                                                                        
March 7 2025,  I went to the window for traffic-tickets at Beverly Hills Courthouse - to ask the clerk, "Who put this VACATE-sign Beverly Hills 90210 on my apartment door in Hollywood, 90028". (photo)
I explained that I was following order from RSO, Rent Stabilization and a letter from LA Mayor Karen Bass, to STOP paying rent, and start to DEDUCT overpaid rent.

Suddenly, a black woman rushed out from Beverly Hills Courthouse, and presented herself as Elaine, assistant to Beverly Hills Sheriff, 90210.
The assistant told me, "Z & A INC ACA CORP from Encino, 91316 came to Beverly Hills Sheriff to talk about me, and they wanted me out of unit 6769-05 Yucca st, 90028". She continued,
" Z & A INC ACA CORP wanted do an out-of-neighborhood-eviction, with their own police March 5 - but they couldn't prove ownership yet - so now you had to file your own court-number as a plaintiff".
I responded, "What's wrong with this number 24STUD14989 - I haven't gone to court yet?



March 5 2025,  I got locked out my apartment by two bomb-squad police for hire, without any Sheriff knowledge. The case 24STUD14989 turned into Aggravated assault.

Two related criminal cases started to unravel:

In Sept. 2017, Philip Mark Ostlund, (with German military title Oberhoffer) passed away in Sweden, but he still owned the LAND, of his unit 202, 6700 Hillpark dr, LA 90068.
Philip's family built the garage as owners of Hillpark drive, 90068, before apartment #202 was built in 1966.

The same day, Philip Marc Ostlund died, his unit #202 was broken into, and it was listed on the internet that Elaine Simpson had died instead, inside the same unit - 6 months earlier in March 2017.

After Elaine's fake death, apartment #202 was rented out by Elinor M Powe, to a man with the same name as the owner, Marc Philip Oberhofer.

By law, CHASE bank had to switch over rent checks paid by Marc Oberhofer, #202, Hillpark dr, LA 90068, to the apartment owners' daughter Karen Ostlund, - also a CHASE member.
                                                                           
Today's renter of #202, Hillpark drive, LA 90068 (Marc Oberhofer) is living with a 3-inch cement layer by the balcony sliding-door, to cover stairs down to a library with legal papers and PROOF of property ownership. (photo)


In March 2014, former Z & A manager Ruben Ostlund's trucking company VIP RELOCATION was stolen in Pacoima. The drivers, that used Ruben's trucks, presented the same parking-violation ticket to pay for clients,  put on by M Colin.
An inside source dismissed all court-cases at Van Nuys Courthouse Oct.2014, involving damage furniture and credit-card charges without approval codes, put on by VIP RELOCATION.
M.Colin and Elaine Simpson were a team and  purchased their phone numbers together.
